Terms of Service

Last updated 2026-07-15 · Version 2026-07-15.1

These Terms of Service ("Terms") govern your access to and use of Lead List Pros (the "Service"), operated by Bot Master Pros LLC ("Bot Master Pros", "we", "us", "our"). By creating an account, clicking "I agree", or otherwise using the Service, you agree to these Terms. If you do not agree, do not use the Service.

1. Accounts

You must provide accurate registration information and are responsible for safeguarding your credentials and for all activity under your account. You must be at least 18 years old and legally able to enter into a binding contract. One person or legal entity may not maintain more than one free account without our permission.

2. Subscriptions & Billing

Paid plans are billed in advance on a recurring basis (monthly or annual) via our payment processor, Stripe. Subscriptions automatically renew until cancelled. You authorize us to charge your payment method for each billing cycle, plus applicable taxes. Fees are stated in USD unless otherwise noted. Cancellation stops future renewals but does not refund the current period. All sales are final except where required by law; refunds are issued at our sole discretion. A free trial, when offered, converts to a paid subscription at the end of the trial unless cancelled beforehand.

3. Credits & Metered Usage

Certain features (e.g., property lookups, skip tracing, AI analysis, document parsing, B2B enrichment) consume credits or metered usage against your plan. Credits are non-refundable, non-transferable, and expire per your plan's terms. Provider-passthrough costs may apply when you use our default providers. Bringing your own API keys ("BYOK") is subject to Section 8.

4. Acceptable Use

You agree not to: (a) use the Service for unlawful, harassing, defamatory, or fraudulent purposes; (b) scrape or bulk-extract data outside our documented APIs; (c) send unsolicited spam, SMS, or robocalls in violation of law; (d) attempt to reverse engineer, decompile, or bypass Service security or rate limits; (e) resell the Service, expose it as a competing product, or share seat access with unlicensed users; (f) upload malware, illegal content, or content you have no right to upload; or (g) use the Service to target individuals in protected classes in a way that violates fair-housing, fair-lending, employment, or consumer-protection law.

5. Customer Data Privacy

Your workspace data is yours. All data inside your workspace — including CRM records, contacts, deals, notes, uploaded documents, call recordings, emails, tasks, and AI conversations — is private to your account and is never shared with, sold to, or made visible to other customers. We access it only as necessary to operate the Service, provide support you request, prevent abuse, or comply with law. Team members you invite to your workspace can see workspace data per the role you assign them.

6. Anonymized Aggregate Use & Cross-Workspace Intelligence

We may use anonymized and aggregated data derived from customer activity to operate, secure, and improve the Service and to build platform intelligence. This includes: (a) AI scoring models, conversion statistics, market trends, best-contact-time analytics, and benchmarking; (b) a canonical entity graph of properties, businesses, and organizations built from public-record data and de-identified lookup patterns (the "BMP Intelligence Database"); and (c) aggregate reliability, freshness, and coverage metrics for third-party providers. Aggregated data never identifies you, your customers, your leads, your uploaded documents, your notes, your call recordings, your messages, or any individual record from your workspace, and is not reversible to a specific customer's workspace. Data returned via a BYOK provider key (Section 8) is used only for your workspace and is excluded from cross-workspace intelligence unless it is otherwise available from public records. Aggregate insights, the BMP Intelligence Database, and all derived intelligence generated by the Service are the exclusive property of Bot Master Pros LLC.

7. Uploaded Documents

Documents you upload (financial statements, rent rolls, deal packages, etc.) are stored in encrypted object storage, scoped to your workspace, and accessible only to your authorized workspace members and to our systems that process them to deliver the Service (e.g., AI underwriting, extraction, search). We retain uploaded documents while your account is active and delete them per Section 12. We do not use your uploaded documents to train general-purpose third-party foundation models.

8. Bring Your Own Keys (BYOK)

If you connect your own third-party provider API keys (including ATTOM, RentCast, BatchData, Perplexity, Apollo, or others), you are responsible for complying with that provider's terms of service, acceptable use, and billing. Data retrieved using your key is scoped to your workspace only and is not pooled, sold, or shared across other customers' accounts. You authorize us to transmit requests to those providers on your behalf using your key. You may revoke or rotate your keys at any time.

9. Public Records & Platform Intelligence

Public-record data (assessor records, deed records, foreclosure notices, tax liens, business filings, and similar) collected, normalized, enriched, and maintained by Bot Master Pros LLC is part of our proprietary intelligence database. You receive a limited, non-exclusive, revocable license to use the results returned to your workspace for your internal business purposes. You may not resell, sublicense, or redistribute our compiled records or bulk-export our database.

10. Not Legal, Financial, or Investment Advice

Deal analysis, offer recommendations, creative-finance strategies (including subject-to, seller financing, wraps, and lease options), AI coaching, and any generated documents (letters of intent, offer drafts, contracts, memos) are decision-support tools, not legal, tax, financial, real estate, or investment advice, and do not create an attorney-client, broker-client, or fiduciary relationship. Generated documents are drafts that must be reviewed and adapted by a licensed attorney in the relevant jurisdiction before use. You are solely responsible for consulting qualified professionals and for your investment decisions.

11. Calling & Messaging Compliance

You are solely responsible for complying with all telemarketing, calling, texting, and recording laws in every jurisdiction you contact — including but not limited to the U.S. Telephone Consumer Protection Act (TCPA), the Telemarketing Sales Rule, the National Do Not Call Registry and any applicable state DNC lists, state calling-hour restrictions, and one-party or two-party call-recording consent laws. You represent that you have the legal right and any required consent to call, text, and record every person you contact through the Service. You will scrub against applicable DNC lists, honor opt-outs, and maintain records of consent. You agree to indemnify and hold harmless Bot Master Pros LLC from any claim, penalty, or damages (including TCPA statutory damages of $500–$1,500 per call/text) arising from your use of the dialer, SMS, email, or any outbound contact feature.

12. Data Export & Deletion

You may export your workspace data (contacts, deals, notes, activities) at any time via in-product export tools. You may request account and data deletion by emailing Dan@homeprosdenver.com. On verified request, we will delete or de-identify your workspace data within 30 days, except where retention is required for legal, tax, billing, fraud-prevention, or dispute-resolution purposes. Anonymized aggregate data (Section 6) is retained.

13. Third-Party Services

The Service integrates with third-party providers (payments, AI, data, telephony, CRMs, storage). Their availability, accuracy, rate limits, and terms are outside our control. We are not liable for third-party outages, data errors, sync failures, or price changes.

14. Disclaimers

The Service is provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, non-infringement, and accuracy of data. Property values, ownership records, contact information, AI scores, and market data may be incomplete or incorrect. You are responsible for verifying any information before acting on it.

15. Limitation of Liability

To the maximum extent permitted by law, in no event shall Bot Master Pros LLC, its officers, employees, or affiliates be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, revenues, data, or goodwill, arising out of or related to the Service. Our aggregate liability for any claim shall not exceed the greater of (a) the amount you paid us in the 12 months preceding the claim, or (b) USD $100.

16. Indemnification

You will defend, indemnify, and hold harmless Bot Master Pros LLC from any claim, loss, or expense (including reasonable attorneys' fees) arising from: your use of the Service; your violation of these Terms; your violation of any law (including TCPA, DNC, fair housing, or consumer-protection laws); or your infringement of a third party's rights.

17. Suspension & Termination

We may suspend or terminate your account for cause — including violation of these Terms, abuse, non-payment, security risk, or legal requirement — with or without notice. You may cancel at any time from account settings. Upon termination, your right to use the Service ends immediately; Sections 5–6, 9–11, and 14–19 survive.

18. Changes to the Service or Terms

We may modify the Service or these Terms at any time. Material changes will be communicated in-product or by email. Continued use after the effective date constitutes acceptance.

19. Governing Law

These Terms are governed by the laws of the State of Colorado, USA, without regard to conflict-of-law principles. Exclusive venue for any dispute lies in the state or federal courts located in Denver County, Colorado, and the parties consent to personal jurisdiction there.
